The biggest cost drivers
- Structure: removing load-bearing walls, adding beams, new foundations or footings, and underpinning all add engineering and labour
- Size and complexity: square footage matters, but so do the number of rooms, corners, rooflines and openings
- Existing conditions: older wiring, plumbing, moisture or foundation issues often appear once walls open up
- Plumbing and mechanical: moving kitchens and bathrooms, adding drains, upgrading heating, ventilation or electrical service
- Site access: tight lots, rear-yard access for excavation and material handling
- Approvals: drawings, engineering, permits, and any zoning variance or conservation approval
- Finishes: cabinetry, counters, tile, flooring and fixtures can swing a budget widely
- Schedule: phasing work around occupants or business hours adds time and coordination
An example: epoxy flooring
Some work can be priced by area. Our standard epoxy floor systems typically run $4.50 to $10 per sq ft, depending on the system, surface preparation and finish. See epoxy flooring. Most renovations and additions need a site visit before a reliable number is possible.
How to set a realistic budget
- Define the must-haves and the nice-to-haves, so the scope can flex.
- Allow for the unknowns. Keep a contingency for conditions found during demolition, especially in older homes.
- Include soft costs: drawings, engineering, permits and any temporary living arrangements.
- Think about phasing. Many owners start with a drawings and permit package, then build once approvals and pricing are clear.
Comparing quotes fairly
- Check that each quote covers the same scope, finishes and allowances.
- Ask what’s excluded: permits, engineering, disposal, final cleaning.
- Confirm insurance and WSIB coverage. Techserveus carries $5 million liability insurance and is WSIB covered.
- Ask how changes and unexpected conditions are priced and approved.
- Look for a written schedule and payment milestones tied to progress.
